A little Christmas poem from our friends at University Title company, a great choice to handle your LBI real estate closing!
Twas the night before closing, when all through N-J
UTA’s title agents were getting ready for closings that day
The disclosures were delivered to the borrowers with care
In hopes that moving day soon would be there.
The lenders were nestled all snug in their beds
While visions of APRs danced in their heads.
The sellers in haste had packed up the car
They figured they’d get busy since they were moving so far,
When during the walk-through the buyers did spot
Some items were missing, in fact quite a lot
Away from their offices the attorneys flew like a flash
And negotiated new figures, adjustments in cash.
The numbers on the disclosure had definitely raised
But was it enough to add another three days?
Well what to wondering ears should appear
But those 3 words everyone wanted to hear…
The lender, he whistled and shouted as he rose
“It’s less than an eighth of a percent so we’re still clear to close!”
Now Buyer, now Seller, now Attorney and REALTOR
Now Settlement Agent, consummation will happen for sure.
So up to the office the title rep flew
With a packet of forms and closing checks too.
And then in a twinkling papers were signed,
All “i’s” were dotted and every “t” lined.
As the Settlement Agent checked twice that no blanks were found
Through secure internet funding docs were sent with a bound.
With a wink of her eye and a twist of her head,
The Settlement Agent gave all parties a look that they had nothing to dread.
She uttered no sound but waited for word
The room was so quiet, not a single noise stirred.
And laying her finger aside of her nose
She gave a quick nod, the transaction was CLOSED!
She sprang to her folder and gave each party their check
And away she drove off – out of sight in half a parsec…
But I heard her exclaim ere she drove out of sight
“Congratulations to all – another closing done right!”
