Cape Cod’s are great designs for those who may have mobility issues as there are usually only 1-3 steps to enter the house and bedrooms and bathrooms are generally located on the first floor. While some of these homes are below base flood elevation, there are many which are not. This increases and highlights the importance of understanding flood insurance in the Long Beach Island real estate market. Any new home must be built above base flood elevation which will increase the number of steps needed to enter the house. In addition, most new construction will have a garage located on the ground floor which will put the first living level approximately 8 feet in the air. In either of these situations it is important to consider the elevator option either now or in the future. If an elevator will not be installed immediately, it is important to at least plan for one in the future.
