The fourth quarter of sales in the LBI real estate market closed out what was clearly a very challenging year on Long Beach Island. Hurricane Sandy caused major damage to the LBI area and this was reflected in a slower start to real estate transactions on Long Beach Island.  The good news is, the towns on Long Beach Island all worked together and helped to speed the recovery of Long Beach Island. Beach Haven Crest Real Estate Sales in the Fourth Quarter or 2013 showed how the LBI real estate market had indeed improved!

Beach Haven Crest Real Estate Sales in the Fourth Quarter or 2013

Beach Haven Crest single family home sales were as follows:

  • Four homes sold in Beach Haven Crest
  • The average price of a single family home in Beach Haven Crest was $727,500
  • On average, homes spent 194 days on the market.

While storm damaged homes continued to play a role in the LBI real estate market, new home sales helped to drive the average price higher. This is a trend will continue to see as more and more new homes are built on LBI. The least expensive home to sell was 7 W Jeanette Ave, a three bedroom and one and a half bath home selling for $535,000. The most expensive home to sell was 104 E Surf Ave, a newer home on the oceanblock with four bedrooms, three full bathrooms and one half bath. This home sold for $1,300,000.

Overall, the LBI real estate market has improved dramatically since the start of 2013. We have seen buyer confidence increase as more time has passed. The concerns about flood insurance have mostly been answered and while the costs will increase for some, in most cases these costs will be absorbed. As new homes are built all over Long Beach Island, we should see a positive increase in home prices.
