The first quarter of home sales in 2014 showed very different activity than the first quarter of 2013! Most of the damage caused by Hurricane Sandy, which was the general theme of 2013, has been repaired and new homes have been built all over Long Beach Island. This has greatly increased the average value of a home on LBI and the overall value of the LBI real estate market. Beach Haven Gardens Real Estate in the First Quarter of 2014 reflected this trend and showed how buyer confidence has increased.

Beach Haven Gardens Real Estate in the First Quarter of 2014

Sales of single family homes in Beach Haven Gardens were as follows:

  • Two homes sold
  • The average price of a single family home in Beach Haven Gardens was $643,750
  • On average, homes spent 72 days on the market

It is interesting to note that both homes sold were oceanside Cape Cod style properties. These homes were not elevated, however their oceanside location will help to keep flood insurance costs affordable. This better understanding of flood insurance rates has helped to create a market for non-elevated homes in the LBI real estate market.

Beach Haven Gardens and the LBI Real Estate Market

Beach Haven Gardens is a very nice residential area of LBI. There are a few stores and restaurants nearby which makes this a desirable area for families. While the average price of a single family home was lower than the average home sale on LBI, this has to do with the nature of the homes sold during the first quarter. Beach Haven Gardens has one of the higher price per square foot ratios in the LBI real estate market.
