Beach Haven Park Real Estate 2014 4th Quarter Sales Update

Long Beach Island Real Estate

The Long Beach Island real estate market ended 2014 on a high note. The fears and damage caused by Hurricane Sandy have largely been erased, and this has helped to increase buyer confidence in the LBI real estate market. There are a number of excellent investment opportunities in the Long Beach Island real estate market, and both end user buyers and investors have been taking advantage of the options available. Beach Haven Park Real Estate 2014 4th Quarter Sales Update aptly demonstrates how buyers are willing to purchase both move-in ready homes and homes that need some work.

Beach Haven Park Real Estate 2014 4th Quarter Sales Update

Single-family home sales in Beach Haven Park were as follows:

  • There were two close transactions in Beach Haven Park
  • The average sales price of a single-family home was $929,750
  • On average, homes spent 48 days on the market

It is very interesting to see that both closed transactions took place in Hideaway Bay. Highway Bay is an upscale development built around the year 2000 on the Bayside in Beach Haven Park. These large homes offer a semi private community and high-end luxury finishing. The two homes to sell were 42 Hideaway Dr. and 40 Hideaway Dr. Both homes offered four bedrooms and two and a half bathrooms. 42 Hideaway sold for $860,000 after spending 60 days on the market. This home was in need of some renovation and some mechanical updates. 40 Hideaway Bay was a high-end home that sold for $999,500 after spending just over one month for sales in the LBI real estate market.

Beach Haven Park and the Long Beach Island Real Estate Market

For some, buying a home that needs renovation is completely out of the question. While it can be difficult to manage a construction job from several hours away, the benefit can often outweigh the challenges. In the case of 42 Hideaway Dr., the homebuyer needed to do some renovations, including mechanical upgrades, however the cost of doing the work themselves is much less than purchasing an end user home. There are renovation or new construction opportunities all over Long Beach Island and these can be an excellent investment.
