The LBI real estate market saw significant increases in both overall sales activity and the average price of a single family homes. As Hurricane Sandy became more and more a distant memory, buyer confidence in the LBI real estate market continued to improve. Beach Haven Park Real Estate Sales in the 3rd Quarter of 2013 continue to show an overall improvement in the LBI real estate market.

Beach Haven Park Real Estate Sales in the 3rd Quarter of 2013

Sales of single family homes in Beach Haven Park were as follows during the third quarter of 2013:

  • Two homes sold
  • The average price of a single family home was $842,250
  • Homes spent an average of 95 days on the market

Both transactions were oceanblock homes and both homes were updated Cape Cod style homes. The higher elevations of oceanblock homes can offer the benefit of a very low flood insurance cost even if a home is not elevated on pilings!

Beach Haven Park and the LBI Real Estate Market

The continued investment in new construction and renovation of homes on Long Beach Island has helped to greatly improve the value of the LBI real estate market. While the average price of a single family home is still lower than 2012, this is mostly due to storm damaged homes lowering the average sales price. As these storm damaged homes are rebuilt, they will help to improve the average values of homes on Long Beach Island.
