Beach Haven Terrace real estate 2016 fourth-quarter sales showed strong activity mimicking the positive trends we have seen throughout the LBI real estate market. There was an interesting mix of homes sold during the fourth quarter with several being teardowns with the intention to build new construction.

Beach Haven Terrace Real Estate 2016 Fourth-Quarter Sales

Sales of single-family homes in the Beach Haven Terrace real estate market are broken down as follows:

  • There were five closed transactions in the fourth quarter.
  • The average price was $585,000.
  • The average price per square foot was $439.11.
  • On average, homes spent 169 days on the market before going under contract and sold for 94.07% of their listing price.

The least expensive home to sell was 18 W. Delaware Avenue. This home was purchased as a teardown and sold for $317,000 after spending 157 days on the market. This represents a sales price to list price ratio of 88.3% and a price per square foot of $335.81. The most expensive home to sell was 118 E. Ohio Ave. which was also purchased as a teardown selling for $800,000. This home was in an excellent ocean block location and spent only 28 days on the market. This represents a sales price to list price ratio of 94.13% and a price per square foot of $571.43.
