There was an interesting mix of homes sold during the fourth quarter with several being teardowns with the intention to build new construction.

Beach Haven Terrace Real Estate 2016 Fourth-Quarter Sales
Sales of single-family homes in the Beach Haven Terrace real estate market are broken down as follows:
- There were five closed transactions in the fourth quarter.
- The average price was $585,000.
- The average price per square foot was $439.11.
- On average, homes spent 169 days on the market before going under contract and sold for 94.07% of their listing price.
The least expensive home to sell was 18 W. Delaware Avenue. This home was purchased as a teardown and sold for $317,000 after spending 157 days on the market. This represents a sales price to list price ratio of 88.3% and a price per square foot of $335.81. The most expensive home to sell was 118 E. Ohio Ave. which was also purchased as a teardown selling for $800,000. This home was in an excellent ocean block location and spent only 28 days on the market. This represents a sales price to list price ratio of 94.13% and a price per square foot of $571.43.
