The real estate market in Beach Haven Terrace on Long Beach Island had a very strong third quarter in 2015. Overall, the market shows significant improvement over 2014, with more homes sold in a wide variety of styles and price points. This falls in line with the trends we are witnessing elsewhere on Long Beach Island, as both the number of homes sold and the average sales price continue to improve.

Beach Haven Terrace Real Estate Third Quarter Sales in 2015

Sales of single-family homes are broken down as follows:

  • Three single-family homes sold
  • The average sale price was $1,079,667
  • On average, homes spent 201 days on the market

The least expensive home to sell was 11 E. 30th Street. This was a 5 bedroom 2 ½ bath home. This oceanside home was slightly below base flood elevation, and has been renovated since Hurricane Sandy. This home sold for $555,000 after spending 234 days on the market. The most expensive home to sell was 146 E. Ohio. This was an oceanfront home on an enormously large lot. This property sold for full price of $1,999,000 after spending only 49 days on the market. This home will be torn down and a new oceanfront estate will be built in its place with an estimated value of around four and a half million dollars.

Beach Haven Terrace and the Long Beach Island New Jersey Real Estate

There is clearly a widespread difference between the three homes sold in Beach Haven Terrace. Two of the homes were oceanside and below base flood elevation. One home was an oceanfront teardown, purchased with the intention of spending approximately a million dollars in construction. The fact that during the third quarter of 2014 there were no transactions closed, it is clear that the market has improved, and buyers are willing to make significant investments in the real estate market. It is helpful to see that properties in all price ranges are available to buyers in the LBI market. This is a sign of a healthy market, as buyers are not limited to one style of home or one price point.
