Beach Haven Terrace Second Quarter Real Estate Sales in 2015

The real estate market in Beach Haven Terrace registered two closed transactions during the second quarter of 2015. While two sales are not a broad enough sample size to determine average or median sale prices, it is helpful to understand the trends prevailing in the Beach Haven Terrace real estate market, as they impact the greater trends we see on Long Beach Island. Sales of single family homes in Beach Haven Terrace were as follows:

  • 104 West Ohio Ave., which was a 4 bedroom, 1 ½ bath home selling for $540,000
  • 119 West Delaware Ave., which was a five bedroom three bath home selling for $700,000

It is interesting to note that both sales in Beach Haven Terrace were located on the bayside, which counters the current trends we see on Long Beach Island. Generally speaking, oceanside and ocean block homes have been the most active areas of the LBI real estate market. For there to have been no oceanside sales during the second quarter is noteworthy. Both homes that sold on the bayside were elevated, which does speak to buyer’s concerns about flood insurance and potential future flooding. Comparing second quarter of 2015 to the second quarter of 2014, we see that one less sale took place. However, all home sales were higher in 2015.
