Below are a few broad guidelines any buyer should consider when looking in the LBI real estate market.

  • Waterfront homes are generally considered to be the most desirable location in the LBI real estate market.

Long Beach Island has three primary waterfront locations. They are oceanfront homes, which overlook the beach, bayfront homes that are located directly on Barnegat Bay, and would be in front homes which are located on man-made channels a dock a boat. All things being equal, waterfront homes will be the most expensive real estate on Long Beach Island.

With waterfront homes being the most expensive real estate, it is logical to assume that proximity and access to the waterfront will be a major drive in the value of a home. A home that is one or two houses away from the ocean or Bay will have excellent views of the water which will add a great deal of value. On the opposite side, a home that is located away from in the beach or bay access will typically sell for a lower price.

All homes are unique and their specific offerings will help to determine the value. Riparian Rights are an excellent example of an attribute that can heavily influence a home’s value. Riparian Rights stem from old English law and essentially are rights to gain direct access to the back. Having Riparian Rights will allow the construction of a dock and the ability to launch the boat into the back. The presence or absence of these rights can add or detract value from the bayfront home in the LBI real estate market.

Determining the Right Location in the Long Beach Island Real Estate Market

Maximum location to your desired activity is a good way to start the LBI real estate search. For example, if you are a boater who likes to go fishing in the ocean, it is important to look for a home that is close to the north or south end of Long Beach Island as that will allow easier access to the inlets which in turn access the ocean. Purchasing a home in the middle of the island, for example Brant Beach for Ship Bottom, will result in a much longer ride to the inlets. If you are a family with young children, it may be beneficial to purchase a home in Beach Haven or close by city can have easy access to the amusements and attractions. Beach living on Long Beach Island offers fun and excitement, but it is important to match the correct location to your needs.
