The LBI real estate market in Brant Beach during the third quarter of 2015 showed a substantial slowdown as compared to the third quarter of 2014. That said, only three single-family homes sold during this time. This makes it difficult to draw an accurate comparison with such a small sample size. Brant Beach real estate third quarter sales in 2015 showed remarkable continuity in the design and price point of homes sold.

Brant Beach Real Estate Third Quarter Sales in 2015

Sales of single-family homes in the Brant Beach real estate market on Long Beach Island were as follows:

  • Three single-family homes sold
  • The average sales price was $610,833 with a median sales price of $622,500
  • The average price per square foot was $368.91
  • On average, homes spent 274 days on the market
  • The homes sold for 95.83% of their listing price

The difference between the least expensive home sold and the most expensive home sold was only $60,000, so a comparison of the least expensive to most expensive home sold is somewhat irrelevant. Rather, it is interesting to point out that all three sales in the Brant Beach real estate market were of a similar location, size, and price point. All three homes were between three to four bedrooms and two bathrooms. All three homes were built between the late 1960’s and early 1980’s.

Brant Beach Real Estate and the LBI NJ Real Estate Market

In comparing the third quarter of 2015 to the third quarter of 2014, there is a slowdown in the Brant Beach real estate market. However, this does not seem to be an island wide trend. Overall, the LBI real estate market has shown significant improvement, with higher sales at higher than average price points. It is not common to find a small subsection of the LBI real estate market reverse the trends we see elsewhere on Long Beach Island.
