The Brighton Beach real estate market continued to show strong activity. Home sales reflected a general trend of strengthening buyer activity and higher average home prices in the LBI real estate market. Certain areas of the Brighton Beach area are at a lower elevation when compared to Long Beach Island in general, so it is not surprising that both homes sold during the third quarter were raised high on pilings. Brighton Beach Real Estate Sales in the Third Quarter of 2014
Sales of single family homes in Brighton Beach are as follow:
- Two single family homes sold
- The average price of a home was $665,000
- On average, homes spent 102 days on the market
It is interesting to note that both homes sold during the third quarter were on the bayside. Typically, oceanside or oceanblock homes will represent at least one sale in any area of LBI as they are generally viewed as more desirable. The bayside areas of LBI can offer “more house” for the same investment. This is easily seen this quarter as one of the homes sold was a brand new construction with bay views that sold for less than $700,000.

Overall, the LBI real estate market showed steady sales and an improving average sales price. With the average price of a single family home being over $1,000,000, the market has clearly improved since Hurricane Sandy.
