Brighton Beach Real Estate Third Quarter Sales in 2015

Sales of single-family homes in the Brighton Beach real estate market on Long Beach Island were as follows:

  • Two single-family homes sold during this time period
  • The first home to sell was 5 E. Rhode Island Avenue. This was a three bedroom two bathroom raised ranch on the oceanside. This home was listed for $639,000 and sold for $620,000.
  • The more expensive of the two sales was 20 E. New York Avenue. This was a 3 bedroom 1 ½ bath raised Cape Cod. This home was listed for $699,000 and sold for $675,000.
  • Both homes that sold in the Brighton Beach real estate market were oceanside, and move-in ready.

The property at 20 E. New York was a storm damaged home that had been renovated by the owners, and raised above base flood elevation. The property at 5 E. Rhode Island was a raised ranch, and was above base flood elevation.

The trends we see in the Brighton Beach real estate market certainly reflect those we see elsewhere on Long Beach Island. Flood insurance and the risk of future flood damage, as well as increased insurance premiums, are on many buyer’s minds. The fact that the homes sold were elevated above base flood elevation certainly speaks to this point. The Brighton Beach real estate market also shows the desirability of oceanside homes, as there were no closed bayside properties during this time period.
