Long Beach Island Real Estate New Construction

Building a new home in the LBI real estate market is one of the best investments you can make in the area. I handle this kind of transaction quite often and you should see a roughly 20%-30% equity position in the finished home. Additionally, when you design and build your own home, there is a much better chance of getting your “wish list” accomplished. One of the biggest challenges in building new is going over budget. It is very easy to spend money when building a new home so in this article, I will be going over the most common building changes and upgrades we see in the Long Beach Island real estate market.

Common Building Changes and Upgrades in the LBI Real Estate Market

Below is a short list of items that I often see people neglect to account for. By understanding these numbers, you can plan accordingly:

  • Demolition, permits, and architecture plans
  • Ceiling fans in bedrooms
  • Wall paint color
  • Extra bathroom lighting (many times, quotes only include a vanity light, and with a shower, a second light is a good idea)
  • Ample exterior lighting (this is especially true when building a pool. Typically, a couple of extra floodlights are a good idea to install when you have extensive outdoor space
  • Built-ins and trim. This can be a long list and personal list but a few common elements are a front door bench seat, built-in bunk beds (depending on the layout of the house, this can be a great space saver, and in some ways, it is not an “upgrade” as you would have to buy beds anyway), shiplap or upgraded door/window trim
  • Closet shelving
  • Insulation (sometimes prices do not include interior walls being insulated and/or an upgrade to spray foam insulation)
  • kitchen backsplash

Additionally, you should account for a few framing changes. This is a broad header, but many times, it makes sense to change things on-site (as well you know from Beach Haven West). Commonly I see people add/delete a window or two (which, if that is the case, you may want to budget for a couple of extra windows), moving a wall, adding a closet, etc. Of course, there are many other ways to upgrade (or downgrade) a home on Long Beach Island, so be sure to check with your builder on what is and what is not included.

Building a Home in the Long Beach Island Real Estate Market

There are many different builders, each with their own methodology of structuring a build. Some will charge a flat fee, some a price per sq. foot, and others a cost-plus approach. The more definition you can obtain upfront in terms of specs and pricing, the better you will be! Be sure to account for every possible expense, and then keep a reserve for any upgrades, and use these numbers to assess the viability of the project.
