Most of the issues we see in the LBI real estate market have to do with the simple fact that we live and work in a coastal environment. Beach homes are subjected to additional wear and tear not found in a primary market. Much of this has to do with the salt air that can wreak havoc on certain components of a home. In particular:

  • Metal has a very short lifespan on LBI
  • Water penetration due to shifting homes can lead to greater problems such as mold
  • Poor quality of workmanship, even in new construction, can lead to a poor investment

A simple reality of living on Long Beach Island is that metal and salt air do not mix! It is not uncommon to find shorter life spans of things like air-conditioning condensers that have metal components and are stored outside.
