Access plays a critical role in the sale process when selling a home in the LBI real estate market. I have written many articles on the importance of showing a home and having it show-ready, but it is also helpful to understand the different types of showings in the LBI real estate market. There are several different types, each with pros and cons. Anyone looking to sell a home in the Long Beach Island NJ real estate market should understand these types of showings and the impact they can have.

Different Ways to Show Your Home in the LBI Real Estate Market

Below is a list of the most common types of showings and access types on Long Beach Island when selling a home in the LBI real estate market:

Lockbox: This is the standard and go-to for LBI real estate market showings. There are two types of lock boxes. They are combo lockboxes and SUPRA lockboxes. A combo lockbox provides easy access and keeps the key secure, but many agents use the same combo for every house so security can be a concern. A SUPRA lockbox is more secure, but hardly ever used on LBI. In fact, using it will most likely restrict the number of showings you have.

Pick Up Key: Before lockboxes took hold, this was the gold standard of showing a home on Long Beach Island. It is not used as much anymore, and while there is an element of security, since the agent has to physically go to the office to get and return a key, it can make showings more difficult. If an agent is pressed for time, is showing before or after office hours, or has a last-minute showing, they may not be able to pick up a key which could result in fewer showings.

Appointment Only: This form of showing on Long Beach Island typically occurs when the owner or a renter occupies a home. The agent looking to show the house will have to set an appointment, and typically the occupant will provide access. This is not very common on LBI, but also unavoidable if the home is occupied.

Listing Agent Must Accompany: This is the most secure form of showing, but it can also negatively impact the showing itself. Under this form of showing, the listing agent is the only person with access to the home, and he or she will physically meet any prospective buyers and their agents at the house. While this provides the opportunity to answer any questions on-site, most showings in the LBI real estate market are private, and having the listing agent can be viewed as a negative. Most buyers want privacy for their showings and sometimes feel rushed when the listing agent is present.

Limited Access: Similar to an appointment, when a home has limited access, the seller will provide a list of dates and times the house can be shown. This is rare on Long Beach Island, except in the summer rental season when showings are usually limited to change-over dates (usually Saturday mid-day). Limited access can have a negative impact on the home being sold as most buyers come from a long distance away and may not be able to accommodate a specific time window.

Each form of showing in the LBI real state market has its pros and cons, but it is generally advisable to allow buyers privacy and as much access as possible when selling a home on Long Beach Island. This assures the most access to the house and the best chance of selling in the LBI real estate market. Each option should be discussed with the listing agent to determine what is best for you and for the chances of selling the home.
