Sales of single family homes were as follows:

  • Three homes sold in The Dunes
  • The average price of a single family home was $756,667
  • On average, homes spent 71 days on the market

Two of the three homes sold traded as tear downs. As we saw last quarter with storm damaged homes, this reinvestment will be a great boom for the LBI real estate market.. As these less expensive homes sell for land value and new homes are built in their place, this will greatly increase the overall value of the LBI real estate market.

LBI Real Estate and The Dunes Sales Market

One of the homes sold, 140 Marine, was an old home, one off the beach that sold for $960,000. This new home, which should cost about $450,000 to build, will be worth around $2,000,000 which shows just how much appreciation can be realized in the LBI real estate market.
