The real estate market in The Dunes reported one closed transaction during the third quarter. At first glance, this may seem like a poor showing. But, The Dunes is one small section of Long Beach Township, and therefore comprises a very small segment of the Long Beach Island New Jersey real estate market. With such a small section, it is not uncommon to see only one or two closed transactions during any given quarter despite the number of options available to LBI real estate market buyers. On the whole, The Dunes real estate third quarter sales in 2016 helped to demonstrate the strength and improvement of the Long Beach Island New Jersey real estate market.

The single home to sell in The Dunes during the third quarter was 12614 Beach Ave. This was a four bedroom, 3 1/2 bathroom home with 2500 feet of living space. Located on the oceanside, this was a relatively new home with an in ground pool. The home sold for $1,170,000 after spending 202 days on the market. This represents a sales price to list price ratio of 93.68% and a price per square foot of $468. Overall, the LBI real estate market had a strong showing in the third quarter and the sales data from The Dunes was right in line with other transactions we have seen.
