There are a few things buyers can do to prepare for a home inspection in the LBI real estate market:

  • Make sure the inspector is knowledge in shore environments
  • Set realistic expectations
  • Work with an agent who can guide you though homes and point out problems BEFORE the inspection takes place

Sellers in the LBI real estate market can also prepare for an inspection and be able to help keep the deal alive:

  • Disclose, disclose and disclose some more
  • Have an inspection done BEFORE you find a buyer
  • Be prepared to remedy major issues in the home, especially safety and structural issues

One of the most common mistakes I see buyers make in the LBI real estate market is hiring non-local professionals. The Long Beach Island area is unique and you should work with professionals who know and understand the area. This is especially true of real estate agents, attorneys and home inspectors. Hiring a home inspector who does not regularly work in a beach environment may miss critical issues simply for the fact they do not understand our unique climate. Ideally your real estate agent should be able to point out issues that commonly come up in a report. This way the conditions can be addressed in the price negotiation. As a seller it is best to be honest and disclose known issues with the home. This way buyers are not surprised and you don’t risk losing the deal. Both buyers and sellers should set realistic expectations for the inspections. It is not common that a seller address every issue in a report nor is it common for a seller to refuse reasonable requests. Finding a fair balance and working towards the mutual goal of closing can make the entire experience more pleasant and achieve the closing.
