Going Small in the LBI NJ Real Estate Market

There seems to be a trend developing in which home buyers are looking at smaller homes and condos on Long Beach Island NJ. As potential buyers are going small in the LBI NJ real estate market, that area of our market has begun to heat up! The LBI real estate market is full of smaller, more traditional Cape Cod style homes whose attractive prices and amazing functionality have caught the eye of many buyers! There was an article recently published on how many home buyers are looking at smaller, more affordable homes rather than the larger, more expensive properties in which they cite a few key reasons as to why:

  • Building or purchase cost reductions-Lower initial costs means lower costs down the road.
  • Energy Efficiency-Less space to heat and cool
  • Maintenance economy-Less to take care of!

Lower Cost and Lower Maintenance

The Long Beach Island real estate market, and most shore area real estate markets in general, have very high property costs. Considering a smaller, less expensive house on LBI will allow a potential buyer the ability to gain entry into the LBI real estate market. Typically, the Cape Cod style property on Long Beach Island has a spacious lot that allows for expansion or new construction down the road so even if your needs change and you need a larger house, the ability to expand exists!

These smaller properties also offer far less maintenance to homeowners. It is important to remember that most homes on Long Beach Island are seasonal properties only used for vacations. When a homeowner comes down to LBI, they have to spend less time cleaning, the more time they can spend on the beach having fun! Therefore, a smaller house, which requires less maintenance, usually will allow for more time to have fun in the sun!

What’s A Cape Cod All About?

Most of the Capes on LBI were built by the Shapiro family during the 1950′s and 1960′s. These homes, although now older, have proven to be amazingly resilient and very functional as summer homes. Typically, these Capes will have:

  • 3-4 Bedrooms
  • 2 Bathrooms
  • Lot Sizes of 40×80-60×100
  • Rear Deck and/or Second Floor Deck
  • Shed or Garage

These homes are easily upgraded with new kitchens, baths and air conditioning, and the price and ease of ownership make them popular summer homes on Long Beach Island and the LBI real estate market. One important thing for buyers to keep in mind is the cost of flood insurance. These smaller homes, and especially Cape Cod homes, may be below base flood elevation. These elevation issues, coupled with the maintenance needed on an older home, will increase the annual cost of ownership
