The real estate market in Harvey Cedars during the fourth quarter of 2013 showed strong activity. It goes without saying that 2013 presented Long Beach Island, and the LBI real estate market in particular, with some difficult challenges.  Hurricane Sandy was a major upset to the LBI real estate market and created an environment of fear. Single family homes in the Harvey Cedars real estate market are broken down below:

  • The average price of a single family home was $872,857
  • On average, homes spent a total of 228 days on the market

While the average sales price was the lowest in 2013 and the average days on market was higher, the fourth quarter of sales in the Harvey Cedars real estate market was still very positive. Seven closed transactions is among the highest of any town on Long Beach Island and the average sales price was very much in line with the rest of the market. A total of over $6,000,000 worth of homes sold in Harvey Cedars during the fourth quarter. The least expensive home to sell was 6508 Harvest Ave a two bedroom, one bathroom home selling for $490,000. The most expensive home to sell was 5309 Long Beach Blvd, a four bedroom, three and a half bathroom home selling for $1,450,000. Two of the seven homes to sell in the fourth quarter were over $1,000,000.
