Haven Beach and the LBI Real Estate Market

The third quarter of real estate sales on Long Beach Island did not see any closed transactions in the third quarter of 2014. While this contradicts the increased number of sales we have seen elsewhere on Long Beach Island, it is not at all uncommon to see small sections of Long Beach Township register no transactions in a particular quarter.

Throughout the LBI real estate market, and especially in Long Beach Township, there are a number of small areas that are only five or six blocks long. With such a small areas, it is easy to understand why there are times with no sales in a give quarter! Therefore, it is important to look not only at the individual sections of the LBI real estate market, but also the greater economy on Long Beach Island.

It is interesting to note that the dynamic of the LBI real estate market has changed a great deal since Hurricane Sandy. Storm damaged homes have mostly cleared the market and have since been replaced by beautiful new construction homes. This has helped to increase the overall value of homes in the LBI real estate market.
