Haven Beach real estate 2016 fourth-quarter sales showed stable activity during the fourth quarter. The entire Long Beach Island real estate market showed positive activity and Haven Beach was no exception. There were two very different homes that sold, yet both highlight the demand in the LBI real estate market.
Haven Beach Real Estate 2016 Fourth-Quarter Sales
The first home to sell was 21 E. Mississippi Ave. which was a four bedroom two bathroom older home on a large lot on the ocean side. This home sold for $760,000 after spending 168 days on the market. The other home to sell was 8 E. South Carolina Ave. which was a newer contemporary home selling for $1,075,000 after spending 184 days on the market. The home on Mississippi Avenue was purchased with the intention of tearing it down and building a new construction. The home at 8 E. South Carolina Ave. was already a newer home built to the standards a buyer would expect in the LBI real estate market today.
The market activity seen in Haven Beach highlights the demand seen by buyers throughout the Long Beach Island real estate market and the excellent investment opportunities that present themselves. The home on Mississippi Avenue, once a new construction is completed, should be worth somewhere in the neighborhood of $1.5 million. When the cost of construction is added to the $760,000 land purchase, the new owner will have a great deal of equity in the finished product.
