As 2014 began, we continued to see an increase in the overall number of homes sold on Long Beach Island as well as a much higher average price. While Haven Beach itself did not see any closed transactions this quarter, it is not uncommon to see a small section of Long Beach Township see no closed real estate transactions in a given quarter. While Haven Beach Single Family Home Sales in the First Quarter of 2014 may seem to deny the trend seen elsewhere on Long Beach Island, all recent sale data points to a stronger LBI real estate market.

One very interesting trend taking place in the LBI real estate market is new construction. There has been a massive increase in new homes being built all over Long Beach Island. While much of this new construction is thanks to Hurricane Sandy, there are a number of home owners who have elected to knock down and build new to keep up with the current market. This reinvestment and redevelopment of homes will help to increase the overall value of homes in the LBI real estate market.
