Reversed living is a concept somewhat unique to Long Beach Island. In essence, the house is upside down with the majority of bedrooms being located on the first floor and living space being located on the top floor. The purpose for this layout, is to capitalize on the ocean in Bay views that exist for most homes in the LBI real estate market. While reversed living may not make sense in all cases, if you are buying a home in close proximity to the water, and open concept will allow you to have breathtaking views from almost every room in the house.

An open floor plan is expected in almost every new construction on LBI. An open floor plan allows for the communal living space, namely the living room, kitchen, and dining room to share one area of the home. This is highly conducive for entertaining and family enjoyment when living at the beach.

Multiple levels of decks should be found in most homes. Like the reverse living concept mentioned above, if a home is being built in close proximity to the water, large decks allow for beautiful views of the ocean, bay, or sunset on Long Beach Island. A rooftop deck, which is simply a deck on top of the house, allows for great views of the area and vistas of the beach or bay. While not entirely practical during the middle of the day, because they can be too hot to use, rooftop decks are a wonderful addition in the evening and morning.

Lastly, a piling foundation with breakaway walls allows for garage parking underneath the home, a lower cost of flood insurance and more secure home. Pilings are large posts that are driven into the ground and act as the foundation system for the home. They have proven to be highly effective in storms and can stave off damage.
