In the era of Coronavirus, we have all had to make adaptations. The real estate market on Long Beach Island is no exception. From different rules surrounding the showing of homes to new buyer requirements, agents and consumers alike must adapt. One of the most notable changes we have seen in the LBI real estate market since COVID (other than the off the chart level of activity) is the demand for smart homes with the ability to work from home. This is true not only for those looking to conduct business but also for students attending school remotely. Even when COVID passes, it is doubtful that these requirements will change much as we move ever closer to a technology-based workforce.

How Remote Working is Changing the LBI Real Estate Market

As I mentioned, two demographics drive the demand for technology, students, and the remote workforce. To that end, there are few things consumers are looking for:

  • Smart homes
  • Strong WIFI connections
  • 5G service

“Smart homes” is a very broad header, but we can deduce a few things from this title. A smart home has the capabilities to be hardwired and offer advantages over homes that lack these measures. For example, a home that streams a lot of programming like Netflix will have better quality pictures and sound with a hardwired connection. Likewise, a smart home can hardwire WIFI boosters to improve the quality and strength throughout a home. This is essential as homes on Long Beach Island are being built larger and larger with multiple living space levels. Lastly, LBI sees 5G towers installed throughout the area. Proximity to these can be good or bad depending on your perspective, but buying a home near these new towers will probably result in better signal strength.

Overall, the LBI real estate market has changed due to COVID in ways we do not fully understand. One thing is for sure, Coronavirus has compelled many to work from home, and as that increases, so too will the demand on technology.
