Accretion is very simply the growth of land on a tidal body. This can take place on any body of water, including a lake or a stream, but as it pertains to the LBI real estate market, accretion refers to the deposit of soil or sand on a shoreline allowing the landmass to grow.

LBI Real Estate Accretion
While it may seem strange, accretion does take place on Long Beach Island. The most relevant application is on the bayfront where, over the course of many years, land may have grown and changed the shoreline itself. This can have many implications such as the voiding or complication of a Riparian Right. While LBI Real Estate Accretion refers to the growth of a landmass, this term is often confused with alluvion. Alluvion refers to the actual deposit itself and not the process by which the deposit is made. Likewise, beach replenishment is a form of accretion as the sand deposited on the beach is brought in from offshore sand deposits.
