Long Beach Island Real Estate Market
How’s the LBI real estate market doing? This is a question I am asked all the time and one of the best ways to understand the market’s performance is to assess the average and median sales prices of single family homes. So far the LBI real estate market has been active for buyers and sellers alike and while the number of single family homes sold is slightly behind that of last year, most indicators still point to a strong market. We are still seeing an average and median sales price of around $1,000,000 to $1,200,000 which is a great number for the Long Beach Island real estate sales market.

LBI Real Estate Average and Median Sales Price June 2019
Below is a chart showing the average sales price and median sales price of a single family home sales in the Long Beach Island real estate market:

Looking at the chart above we see an average sales price of $1,168,429 in 2019 and a median average sales price of $977,750. Compared to the same time period a year ago we see an average sales price of $1,107,894 and a median price of $$912,833. In both cases 2019 is showing a healthy measure of market appreciation.
