Long Beach Island Real Estate

While there is little doubt that the LBI real estate market has slowed down, most would agree that there is no chance of a massive crash. The market has balanced out, and buyer activity is still very robust. The fundamentals of the Long Beach Island real estate sales market are incredibly strong, and nowhere is that more evident than the current amount of equity most homeowners enjoy. LBI real estate market homeowner equity coupled with low, fixed-rate mortgages will help to keep the market stable and avoid a wave of distressed sales and foreclosures.

LBI Real Estate Market Homeowner Equity

The Long Beach Island real estate market has, historically, been very stable. Even in 2008 and 2009, we saw a very low number of distressed sales and foreclosures. That recession was fueled almost entirely by real estate and was a very different environment than the one we are in today. In today’s market, most borrowers took advantage of low fixed-rate mortgages, which are far more affordable. This, coupled with the higher property values throughout the LBI real estate market, help to safeguard property values.

Of course, some homeowners will fall on hard times, which could lead to a short sale or a foreclosure. The good news is that owners in the LBI real estate market have options. The first and most obvious available assistance is the LBI rental market. The summer rental income generated by a single season can usually meet or exceed the yearly ownership cost for a home on Long Beach Island. Second, the massive equity position enjoyed by most homeowners would allow them to sell with little to no loss. Thirdly, depending on the nature of the issue, a homeowner may be able to refinance or cash out their equity position to help pay off troublesome debts.

Long Beach Island Real Estate Equity Will Provide Stability in the Market

We will inevitably see a few short sales or foreclosures in the Long Beach Island real estate market, but we can expect the number to be very small and have no impact on prices throughout the greater market. The LBI real estate market is historically very stable and there is no reason to think this time will be any different!
