The LBI real estate market has seen a dramatic increase in activity. The overall number of homes sold has increased, and so has the average sales price. Much of this has to do with the overall improvement of Long Beach Island since Hurricane Sandy. With new construction everywhere and many classic LBI Beach homes having been renovated, it is no surprise that the average sales price is higher. LBI Real Estate Market Sales 2011-2014

Annual sales on Long Beach Island are as follows:

  • 2011:421 homes sold at the average price of $822,132
  • 2012: 487 homes sold in average price of $838,892
  • 2013:411 home sold in an average price of $812,115
  • 2014:535 homes sold at an average price of $843,850

The data speaks for itself. There were substantially more close transactions in the LBI real estate market in 2014. With an approximately 20% increase in activity, it seems clear that the LBI real estate market is highly appealing to a homebuyer. The higher average sales price, while not as dramatic as the overall number of homes sold, is another very encouraging sign. There is little surprise the 2013 showed a lower average sales price, as the LBI real estate market was contending with storm damaged homes that sold at a lower price since little to no consideration was given to the physical structure of the property.

Even though the market is improved, an buyer in the LBI real estate market still has to be cautious and make sure an investment is well thought out and worthwhile.
