Long Beach Island Real Estate Market Sales

Coronavirus has created a very unusual sales market on Long Beach Island. Interestingly enough, there are pros for both buyers and sellers in this market. For sellers, demand is very high and inventory is very low. Buyers benefit from unhead of interest rates which, even with a higher sales price, can actually save a great deal of money if the home is held for a long enough period of time. Buyers and sellers alike in the LBI real estate market must have an understanding of the current trends we see. Below is a chart showing the average sales price and the number of sales month by month since the start of 2020.

There are a few things to point out in this chart. The average sales price has clearly been climbing since the height of Covid in February/March. The number of sales reported in September is a clear standout. Note that I have included October in this data even though the month is only half over. If October, which is only half over, continues on this trend, it will see another very strong month. We should also remember that the closing reported in this chart originated 30-60 days or so prior to their closing. Therefore, a September closing reflects a contract that was entered into sometime in the late spring/early summer.

The LBI real estate market, thanks to coronavirus and the natural stability of sales on Long Beach Island, is having an amazing year.
