Long Beach Island Real Estate Sales Contracts
Long Beach Island Real Estate Contracts
Searching for a home on Long Beach Island can and should take some time. You want to make sure you find the right home in the right location-but also make sure that you are protected in the transaction. Once you have found the right home in the LBI real estate market and successfully negotiated your sales price and terms, the next step is to write a contract of sale. The contract is usually written by the buyer’s real estate agent although in some cases, and always in commercial transactions, it may be written by an attorney. The contract is not legally binding until attorney review has concluded but nevertheless you want to make sure that you have the right information and protection in this very important document.

LBI Real Estate Sales Contract
There are a few important parts of the contract of sale that you should be aware of such as:
- The terms of the contract should be clearly outlined and match what was in the initial offer
- An inventory should be provided and it should be clear what is and what is not included in the sale
- The inspection periods should provide ample time to not only inspect the property but also furnish reports to the seller
One of the key elements of the contract is the home inspection provision which provides an opportunity to inspect the home. It should also be clear that any other inspections, for example a tank sweep, may take place. This will allow you to uncover any defects in the house or property that could impact the value. An inventory and list of what is and what is not staying can also be a largely ignored element of the deal. In particular, determine if outside furniture is staying. That can cost thousands of dollars and may be a sticking point in the LBI real estate transaction.
Buying in the Long Beach Island Real Estate Market
Buying home in the Long Beach Island real estate market is a major investment. Due to the many changes to the LBI real estate market there are issues concerning flood insurance, home inspections, and any repair damage as a result of Hurricane Sandy that have to be understood. These protections need to be afforded in the contract. Likewise it is important to make sure there are no zoning or building issues that could impact the value, for example the historic district of Beach Haven.
