LBI Real Estate Weekly Sales Update 9/20/2020-9/27/2020: There were a total of 133 changes to the Long Beach Island real estate market this week. The steady pace of the LBI real estate market during coronavirus continues! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 40 new listings entered the market with an average price of $1,262,605
- 42 listings went under contract with an average listing price of about $1,306,779
- 25 properties sold on Long Beach Island with an average price of $1,419,359
- 14 listings were either withdrawn or expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Once again, there were more pending sales than closed sales in a given week. Inventory continues to be the most challenging aspect of the LBI real estate market at present. There are only about 285 homes for sale on all of Long Beach Island and a good number of those, by my estimation 75-100, have a contract on them already. Buyers have to be careful and seller should be listing their homes!
