When selling a home in the LBI real estate market, a homeowner and their agent should consider how the process of showing a home takes place. Generally speaking, a buyer will go through the front door of the house (it can be a big turnoff to enter though the garage or some other “back door”). Most homes on Long Beach Island will use a lockbox, usually attached to the front door or the front railing. The buyer’s agent will pause at the front door for a few minutes while he or she opens the lockbox, takes out the key and unlocks the door. This will leave the buyer or buyers standing on the front step or front porch looking around at the house…and what they see can set the tone for the whole showing. For example:

  • Clean off any debris that can be a turn-off (dead bugs, old plants, etc)
  • Make sure the front door is in good shape and painted. If it is looking older, paint the door. It is the “welcome mat” of the house
  • Stage the front of the house to include welcoming items. If there is a large front porch, consider adding some furniture. If there is not much space a nice nautical exterior light or even a welcome sign can set a better tone for the showing

The key here is to show that the house is well cared for and well maintained. This can be decided by a buyer in a matter of minutes and set the tone for the whole showing. By taking a few simple steps to make the home inviting, a buyer may remember your home over the competition.
