There were substantially more homes sold, which is rather surprising given the perceived higher demand of the oceanside, ocean block, and oceanfront areas of the LBI real estate market. Much of this demand can be attributed to the lower price points a buyer will find on the bayside areas of the LBI real estate market. Long Beach Island Bayside Single-Family Home Sales Update

For over the past six months, sales of single-family homes on the bayside areas of the LBI real estate market are broken down as follows:

  • There were 94 closed transactions.
  • The average price of a single-family home was $692,084.
  • The average price per square foot was $404.27.
  • On average, homes spent 162 days on the market.

Long Beach Island real estate bayside single-family home prices ranged from $295,000-$1,265,000. What is interesting to point out about the statistic is the considerably lower price in comparison to the oceanside areas. The most expensive home to sell was a newer construction with over 3600 sq.ft. of living space and a 10,000 square foot lot. The less expensive price is influenced by the lower home values on the bayside areas of the LBI real estate market. That said, the bayside offers a quieter location, and on most of LBI, a very short walk to the beach.
