LBI Real Estate Weekly Sales Update 12/11/2022-12/18/2022: As 2022 winds down, we continue to see strong activity in the LBI real estate market. There were 45 changes to the MLS this week with a balanced number of listings and sales. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 10 new listings entered the market with an average price of $1,936,300
- 8 listings went under contract with an average listing price of about $1,852,125
- 12 properties sold on Long Beach Island with an average price of $1,909,625
- 0 listings saw price reductions in the LBI real estate market

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. Note this is for single-family homes, condos, duplexes, and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis
It was a very balanced week with new listings and pending sales. This is the second week in a row that saw a merger increase, but for the prior several weeks, there were more pending sales than new listings. Overall, inventory levels are still very low. There are 116 active listings in the MLS this week and 59 pending sales. Interestingly enough, if a buyer purchased a home in the first half of 2022 on Long Beach Island, they should have a positive equity position based on the current trends in spite of rising interest rates. The low levels of inventory seem to have a great deal to do with this very interesting trend. This is the last weekly update before December 25th, so I hope everyone has a very Merry Christmas!
