Long Beach Island Real Estate Rental Ban

Coronavirus or COVID-19 has changed just about every aspect of life as we know it. The LBI real estate market is no exception to this. While the sale market has seen little change thus far, there has been a dramatic change to the rental market on LBI. It was announced that a short term rental ban is in place and it is essential for homeowners and renters a like to be aware of this. The highlights of this rental ban are:

  • Short term rentals are prohibited until at least May 15th 2020
  • Short term rentals are defined as less than 21 days
  • Not all towns on LBI follow the same rules so homeowners should check with their municipality to receive the most recent update

Long Beach Island Short Term Rental Ban

Rentals are the lifeblood of the Long Beach Island economy and as such, all buyers, sellers, residents and homeowners should be aware of what is currently taking place. Long Beach Island is broken into six different municipalities, each with their own governing body and each with their own reaction to coronavirus. It was announced today the Long Beach Township, the largest of these towns, will extend the short term rental ban though May 15th 2020. This applies to any rental regardless of when the lease was written. The thinking behind this is to protect the resources of Long Beach Island which are not yet able to handle a “summer time” population. It is likely that other towns will take additional measures as well. Hopefully these efforts, in conjunction with other measures around the country, will help to lessen the impact of coronavirus so we can have a Summer 2020 on Long Beach Island.

We are all operating in an unknown situation right now but the more we can do now to limit the spread of the virus, the better our future will be. Homeowners are tempted to rent to those seeking an escape but there are serious consequences imposed on homeowners who are breaking this rental ban.
