Buyer activity has been an all time high, and fueled by an improving job market, investment in vacation home and spec projects on Long Beach Island have both increased. Sales of single-family homes in Loveladies were as follows:

  • Six single-family homes sold
  • The average price of a single-family home was 1,955,565 dollars.
  • On average, homes spent 99 days on the market

The least expensive home to sell was 164 Marina Blvd. This three bedroom 2 1/2 bath lagoon front home sold for $850,000 after spending 104 days on the market. The most expensive home to sell was very Long Beach Blvd., which traded a large piece of land on the water for $3,850,000 after spending 88 days for sale in the LBI real estate market.

Loveladies and the Long Beach Island Real Estate Market

All things being equal, Loveladies is the most expensive real estate on Long Beach Island. Of the six sales that closed during the fourth quarter in Loveladies, five were over $1 million and two were over $2 million. This is substantially higher than the average price of single-family home on Long Beach Island which tends to trade around $1 million. The overall improvement of buyer activity and the average sales price is strong evidence pointing to a rising market on Long Beach Island.
