The first quarter of 2014 showed steady sales and a good average price point. Long Beach Island real estate transactions can get off to a slow start as the preceding months of November and December are typically a slower period for sales. With few pending sales during November and December, LBI real estate market sales rely almost entirely on the strong activity in January and February to translate into closings. Loveladies Real Estate Market Sales in the First Quarter of 2014

Sales of single family homes in Loveladies were as follows:

  • Eight homes sold in Loveladies during the first quarter
  • The average sales price of a home was $1,410,000
  • Homes spent an average of 186 days on the market

Both the number of homes sold and the average price were lower than the preceding quarter, however they were both substantially higher than the first quarter of 2013. A year over year comparison is far mire useful as it takes into account seasonal trends in the LBI real estate market. The least expensive home to sell was 16 Panorama Drive which was a lagoon front tear down. This home sold for $700,000. The most expensive sale was 83-D Long Beach Blvd, a 6 bedroom/4.5 bathroom home selling for $2,100,000. Six of the eight homes to sell in Loveladies during the first quarter were over the $1,000,000 price point. In total, over $11,000,000 worth of homes sold during this time period.
