The Loveladies real estate market showed fewer sales in the third quarter, but at a higher average price. The third quarter covers the summer months and can be a slow time for real estate sales. While there is usually an incentive to close early in the third quarter (to take advantage of the summer season), this can be offset by buyers waiting for new fall inventory to come on the market. Loveladies Real Estate Market Sales in the Third Quarter of 2013
Single family home sales in Loveladies were as follows:
- Three homes sold in the third quarter
- The average sales price was $1,827,933
- Homes in Loveladies spent an average of 178 days on the market
While the number of homes sold was lower, the third quarter showed the highest average price to date in 2013. The lease expensive sale was a 4 bedroom/ 2 bath home selling for $95,000 and the most expensive sale was a 7 bedroom/6.5 bathroom house trading for $3,388,800. With all the sales in the third quarter near or over $1,000,000, it is easy to see why the third quarter was so strong.
The LBI real estate market as a whole showed strong activity with well over 100 transactions closed. September alone showed 31 closed transactions with the average price of a single family home being over $1,000,000. The fact that this number includes some storm damaged homes (which lowers the average sale price) shows how well the real estate market on Long Beach Island has been performing.
