The fourth quarter of 2014 ended a very positive year for the Long Beach Island real estate market. The number of homes sold and the average sales price of increased dramatically over 2013. This is partly due to to all but a few storm damaged homes having cleared the market. Buyer confidence is an all time high and improved job market has helped to create a favorable investment market on Long Beach Island. North Beach Haven Real Estate 2014 Fourth Quarter Sales were lower than the third quarter of 2014, however North Beach Haven Real Estate 2014 Fourth Quarter Sales were still positive.

North Beach Haven Real Estate 2014 Fourth Quarter Sales

Single-family home sales in North Beach Haven were as follows:

  • Two homes sold in North Beach Haven
  • The average price of a single-family home was $547,500
  • Homes spent an average of 34 days on the market

The least expensive home to sell was 14 E. 14th St., a three bedroom two bathroom Oceanside home that sold for $485,000 after spending 63 days on the market. It is important to note that this home sold for less than we would expect to see in the Oceanside property trade, mainly due to to the fact that this home backs to the Hudson House bar. The more expensive sale was 17 W. 20th St., which was a four bedroom three bathroom home selling for $610,000 after only six days on the market.

North Beach Haven and the Long Beach Island Real Estate Market

It is interesting to see that both an Oceanside and a Bayside home sold during the fourth quarter. As I have mentioned in past updates, Oceanside homes tend to sell at a higher volume than their bayside counterparts.
