The second quarter on Long Beach Island continued to show the improvement we witnessed at the end of 2013 and the beginning of 2014. Interest in the LBI real estate market has improved and home sales and prices have both been on the rise. Buyer confidence has been increasing, and this has led to a more beneficial investment opportunity for all homebuyers in the area. North Beach Haven Real Estate 2014 Second Quarter Sales shows the diversity in the LBI real estate market by showing some strong Bayside home sales.

North Beach Haven Real Estate 2014 Second Quarter Sales

Single-family home sales in North Beach Haven were as follows:

  • Two homes sold
  • The average price of a Bayside single-family home in North Beach Haven was $598,250
  • On average Holmes spent 262 days on the market

It is interesting to see how both sales in the second quarter in North Beach Haven were on the Bayside. As I have mentioned before, Bayside home sales tend to lag behind their Oceanside counterparts, yet interestingly there were no Oceanside sales in North Beach Haven during the second quarter. One of the two homes sold was a nonelevated colonial while the other home was a more contemporary property raised on pilings. The nonelevated home sold for $479,000 after spending 130 days on the market. The elevated home, 24 W. 14th St., sold for $717,500 after a shocking 387 days on the market. The major conclusion we can draw from this data, is that Bayside homes will sell…they just take longer to do so.

North Beach Haven and the LBI Real Estate Market

North Beach Haven is a very popular part of Long Beach Island as it is in close proximity to the attractions offered in Beach Haven proper, but tends to be a quieter and more residential. This is especially true in the Bayside, which is perhaps the reason we saw a higher level Bayside home activity that we have seen in neighboring areas.
