The third quarter of home sales on Long Beach Island showed one of the best quarters in several years. While the summer months of July and August tend to be slower thanks to is the activity in the rental market, September is often a very busy month as home buyers are looking to purchase a home and enjoy some fall time on Long Beach IslandNorth Beach Haven Real Estate 2014 Third Quarter Sales show this trend with one of the best quarters we have seen in North Beach Haven.

North Beach Haven Real Estate 2014 Third Quarter Sales

North Beach Haven single-family home sales are as follows:

  • Five homes sold in the Beach Haven
  • The average price of a single-family home was $595,800
  • On average, Holmes spent 53 days on the market

The least expensive home to sell was 1805 Long Beach Blvd. This was a storm damaged home which sold for only $250,000. This home will need substantial renovation and most likely will need to be elevated above base flood elevation. The most expensive home to sell was 1815 Atlantic Ave., a four bedroom two bathroom single-family home located on the ocean block. This home sold for $849,000 after spending only 15 days on the market.

North Beach Haven and the Long Beach Island Real Estate Market

The average price of a single-family home was lower in North Beach Haven than the average price on Long Beach Island. This is partly due to a storm damaged home selling for only $250,000. It is not quite fair to count this home as a single-family home sale, since it was sold at land value with no consideration given the physical structure of the property. The average days on market was considerably less in North Beach Haven that the average time a home spent on the market on Long Beach Island.
