The real estate market in North Beach Haven showed an interesting mix of home sales during second quarter. Throughout the entire Long Beach Island real estate market we have seen an improvement in sales prices and volume. North Beach Haven was no exception when taking into account the dynamics of each home sold. Overall, North Beach Haven real estate second quarter sales in 2016 supported the improvement in the LBI real estate market.

Sales of single-family homes in the North Beach Haven real estate market are broken down as follows:

  • The average price of a single-family home was $550,625.
  • On average, homes spent 140 days on the market and sold for 91.6% of their listing price.
  • The average price per square foot was $424.51.

The least expensive home to sell was 1504 Long Beach Blvd. This was a storm damaged home that had been partially renovated and was on an undersized lot. This home sold for $210,000, which was essentially land value. The new owner will be tearing down and building a new home, greatly increasing the value of this transaction in the LBI NJ real estate market. The most expensive home to sell was 12 W. 21st St. which is a four bedroom 3 1/2 bath house selling for $937,500. This translates to a price per square foot of $396.57. This home spent 61 days on the market and sold for 95.71% of the listing price.

Overall, home sales in the North Beach Haven real estate market was strong. Once again, we saw an interesting dynamic between single-family homes being sold either as teardowns or move in ready.
