The 4th quarter of home sales in the LBI real estate market ended a very strong year. Overall, the price of a single-family home and the number of homes sold dramatically increased. This improvement is largely attributed to a better understanding of flood insurance rates, and a positive and quick recovery witnessed after Hurricane Sandy. North Beach Real Estate 2014 4th Quarter Update reflects these improved trends with a higher number of homes sold, and most expensive home sales during the fourth quarter.

North Beach Real Estate 2014 4th Quarter Update

Single-family home sales in North Beach were as follows:

  • Seven homes sold
  • The average price of a single-family home in North Beach was $2,446,214
  • On average, homes spent 289 days on the market

The least expensive home to sell in North Beach with 6 Bayshore Rd. This four bedroom two bathroom home sold for $624,500 after spending 56 days on the market. The most expensive home to sell, and the most expensive home sales in the LBI real estate market during the fourth quarter, was 1042 – E Long Beach Blvd. This massive oceanfront estate offered five bedrooms, four full bathrooms, and two half bathrooms. This home sold for $5,250,000 after spending 64 days for sale in the LBI real estate market.

North Beach and the Long Beach Island Real Estate Market

North Beach, in conjunction with Webster Lagoons and Loveladies, is some of the most expensive real estate on Long Beach Island. Of the seven homes sold during this quarter, six were over $1 million and three were over $3 million. The fact that buyers are willing to invest such great sums of money in Long Beach Island, is evidence of a high level of buyer confidence.
