Sales of single-family homes in the North Beach real estate market where strong, and helped to contribute to an overall positive trend in the LBI real estate market. The seven homes to sell in North Beach during the fourth quarter traded at a premium compared to the rest of the Long Beach Island real estate market. Overall, North Beach real estate 2016 fourth-quarter sales help to support the upward trend that we are seeing on Long Beach Island.

North Beach Real Estate 2016 Fourth-Quarter Sales

Sales of single-family homes in the North Beach real estate market are broken down as follows:

  • There were seven sold single-family homes during the fourth quarter.
  • The average price of a single-family home was $1,701,807.
  • On average homes sold for $640.44.
  • On average homes spent 217 days on the market and sold for 96.48% of their listing price.

The least expensive home to sell was a traditional beach Cape Cod style home selling for $624,000 after spending 153 days on the market. This home traded for $452.17 per square foot. The most expensive home to sell was 10113 Long Beach Blvd. and was an impressive new construction selling for $3,739,650. This home sold for $995.38 per square foot after spending 252 days on the market.

Overall, sales were strong in North Beach and the average price was substantially higher than the average price seen throughout the entire LBI real estate market. What is interesting to note is the higher than average number of days homes spent on the market. With an average of 217 days, this is considerably longer than the average throughout Long Beach Island. Even with this statistic, North Beach real estate 2016 fourth-quarter sales were strong, and helped to contribute to the growth we have seen throughout the LBI real estate market.
