A major force in the LBI NJ real estate market is rentals. Without the large amount of money that can be generated by summer rentals, many homeowners would be unable to afford their second home on LBI. It is more than fair to say that if the rental market weakens, so too does the sales market on Long Beach Island. Rentals in the LBI NJ Real Estate Market

Just like the sales market, there are busy and slow seasons with rentals on LBI. January tends to be a busy month in rentals as many would be renters seek to solidify their plans early on in the year and take advantage of having the most inventory. So far, 2014 has shown a few trends:

  • Rentals are up significantly from January 2013 when Hurricane Sandy called into question the future of the LBI real estate market
  • Rentals are up over January 2012 which is a more fair comparison as there were no major storms to scare away potential tenants

Even though Summer 2013 ended up being slower than a normal summer on LBI, the rental market was still very strong and most homeowners reported a strong rental season as the summer progressed. Summer 2014 is looking to be a very good season with strong interest thus far and many tenants committing to their rentals early.

As I mentioned above, the rental market has a direct impact on the Long Beach Island real estate sales market. With stronger rentals tends to come stronger sales as the overall confidence in the area grows. So far, we have seen a VERY strong sales market and this falls into line with seeing a strong rental market on LBI.
