LBI NJ Real Estate

Selecting the right agent to sell your Long Beach Island home is perhaps the most critical step in the entire LBI real estate sales process. Surprisingly, statistics tell us that nearly 75% of sellers in the LBI real estate market will list their home with someone they know or the first agent they interview. This can be a critical mistake. While there are hundreds of licensed real estate agents on Long Beach Island, the majority of market activity is represented by a small handful of agents. When selling such a significant asset as your Long Beach Island home, it is important to work with an agent who is a true professional and can provide real value in a transaction. I have enclosed a few tips and suggestions to ask when interviewing any agent in the LBI real estate market.

Selecting the Right Agent to Sell Your Long Beach Island Home

There are a few basic questions that any home seller in the LBI real estate market should ask a prospective agent. They are:

  • What is the marketing plan, and specifically, how will the home  be advertised online
  • How many homes the agent has sold in the past year, as well as how many homes the agent was unable to sell
  • Firm data on how the suggested listing price was reached

The seller should keep in mind that the dynamics of marketing a home for sale in the LBI real estate market are different than those of many primary real estate markets. It is important for sellers to realize that Long Beach Island is mostly a second home market. That said, reaching buyers online is essential. A strong and focused Internet presence enhances the recognition your home needs. Without it, a home will not receive the attention it deserves, and this can be a costly mistake.

It is important to understand how active your prospective agent is in the market. The more homes he or she sells will give some insight into the good relationships that exist with other LBI real estate professionals. Statistically speaking, another agent will sell your home apart from the listing agent, so being able to foster and maintain relationships is important.

Lastly, understanding how the agent arrived at their suggested list price is important. Many times, either intentionally or by inexperience, an agent may overprice a home. This can lead to needless extra time on the market and a lower overall sales price. There should be a clear and concise methodology on how the suggested listing price was reached. Selling a home is no small endeavor and should be taken very seriously.
