Ship Bottom NJ  and the Long Beach Island NJ Real Estate

The LBI NJ real estate market has been very active and Ship Bottom helps add to the market’s activity! Ship Bottom did experience substantial damage from Hurricane Sandy in October 2012 and as such, the average sales price in Ship Bottom tends to be lower than some other areas of Long Beach Island as storm damaged real estate will naturally trade at a lower number. There are some great buying and selling opportunities in the LBI NJ real estate market but before entering into any real estate transaction on Long Beach Island it is essential to have an understanding of the LBI real estate market as a whole. Ship Bottom Real Estate Sales in October 2013 are a good place to start learning about Long Beach Island real estate!

The real estate market in Ship Bottom NJ for single family homes showed good activity relative to its size on Long Beach Island. Ship Bottom NJ real estate sales were as follows in October 2013:

  • 4 homes sold in the Ship Bottom real estate market
  • The median sales price was $334,950-far lower than the rest of Long Beach Island.
  • On average, homes sold for 98.8% of their listing price and spent an average of 134 days on the market.

Seven new homes entered the real estate market in Ship Bottom in October bringing the total number of homes for sale to about 40. The median sales price in was roughly half of what it was in October 2012 which is to be expected given the high number of storm damaged homes selling in Ship Bottom. Over the past 12 months, there have been 33 single family homes sold in Ship Bottom and 11 condominiums.

As we can see from the Ship Bottom Real Estate Sales in October 2013 update, the market has been experiencing activity, but buyers have to be aware of the average price of the area relative to what they are looking to buy. Location is a major driver of a property’s value as is the condition. It is important for both buyers and sellers to be aware that the median sales price in the mid $300,000 range does not mean that ALL homes in the Ship Bottom market trade in this price range. There are many homes for sale (that sell) over $1,000,000 so it is important to look at all factors.
