The third quarter of real estate sales on Long Beach Island saw a continuation in the trends of an improving market and rising home sales. The summer months of July and August tend to be the slower time for home sales since the rental market on Long Beach Island is so busy. 2014 saw a particularly busy rental season with high demand and low vacancy rates for most homes. This stood in stark contrast to summer 2013 where the rental market was one of the slowest we have seen. September and October saw a surge in real estate sales activity as homebuyers look to capitalize on great deals and rising home prices. Spray Beach Real Estate 2014 Third Quarter Sales

Sales of single-family homes in Spray Beach were as follows:

  • One home sold
  • This home sold for $750,000
  • This home spent 127 days on the market

Thus far, Spray Beach has only recorded two closed transactions in 2014, however this is not unusual for such a small section of Long Beach Township. The one home to sell this quarter, was 22 E. 26th St. This home was a four bedroom three bathroom 2000 square foot Oceanside home on the 50 x 100 lot.

It is interesting to note that both sales in Spray Beach for 2014 were located on the Oceanside. This is a trend that we see often repeated in the Long Beach Island real estate market as Oceanside, ocean block, and oceanfront homes and to be the most popular locations. Especially after Hurricane Sandy, Bayside home sales have lagged behind their Oceanside counterparts as fears of flooding tend to be more prevalent on bayside areas. This is not to further Bayside homes will not sell, only that they take a little extra marketing and must be priced correctly.
